Subsequent Grantee Enforces Covenant
Stonehaven Properties conveyed Blackacre to Sasha Stone by general warranty deed containing covenants against encumbrances. After the transfer, a lien appeared that predated the deed. Sasha Stone's subsequent purchaser discovered the lien and sued the original grantor on the running covenant.
Subsequent Election of President
Under the constitutional process, each state appoints electors equal to its senators and representatives. After the initial vote count showed no majority, the House chose the President. A subsequent election four years later followed the same sequence of state appointments and electoral balloting.
Synergy Systems filed a motion under Rule 12(b) asserting lack of personal jurisdiction. The court denied the motion. The defendant then served its responsive pleading within fourteen days after notice of the denial as required for the subsequent step in the case.
